TATVANI, AN ESTATE SHAPED OVER TIME

On the architecture, landscape, and history that continue to shape Tatvani

For almost two decades, it existed as a private family estate in Chiang Rai, created slowly and thoughtfully as a place to gather, retreat and spend meaningful time together. The buildings, gardens and surrounding landscape evolved over the years, guided by personal experience rather than a conventional hospitality plan.

Today, the estate welcomes guests for the first time, but its original spirit remains unchanged.

A Home Rooted in Chiang Rai

Set among rice fields, mature gardens and lotus ponds, Tatvani reflects the landscape and cultural richness of Northern Thailand.

The estate was shaped around what was already here. Established trees were allowed to define pathways and views. Water became an important part of the grounds, appearing in ponds, reflections and the gentle movement of the Mae Kok River nearby. Architecture was positioned to feel connected to its surroundings rather than separate from them.

From the beginning, Tatvani was intended to feel lived in. Each space was designed for daily rituals: breakfast overlooking the fields, afternoons beside the water, family meals around a shared table and evenings spent together without distraction.

Architecture Collected Over Time

Tatvani’s architecture did not arrive as a single statement. It developed gradually, with each residence bringing its own relationship to the estate.

The main house, Kohaku, sits at the heart of Tatvani. Built with teak, glass and carefully selected natural materials, it opens towards expansive views across the rice fields and distant mountains. Its generous proportions are balanced by details that make the house feel warm and personal.

Elsewhere, Ogon and Bekko offer open living spaces shaped around family life, garden views and the movement of water. Sanke and Showa sit closer to the river and bamboo groves, while Asagi provides a more secluded retreat beneath mature banyan trees.

Although each residence has its own atmosphere, they share a common language: craftsmanship, natural materials and a sense of openness to the landscape.

Gardens That Continue to Grow

The gardens are as much a part of Tatvani’s story as its buildings.

Over many years, trees matured, ponds settled into the landscape and pathways began to feel as though they had always been there. The estate changes naturally with the seasons. Morning mist drifts across the fields, lotus flowers open across the water and the colours of the gardens shift throughout the year.

This sense of time cannot be recreated quickly. It comes from allowing a place to grow into itself.

From a Private Estate to a Private Stay

Opening Tatvani to guests was not about transforming it into something new. It was about sharing what had already been created while preserving the privacy, warmth and freedom of a family home.

The estate remains reserved for one group at a time. Days are shaped around each stay, with private dining, wellness and experiences across Chiang Rai arranged according to the interests and pace of those visiting.

There are no fixed routines to follow. Breakfast may be served in the main house or beside the gardens. An afternoon might unfold at the spa, on the river or simply with time to sit beneath the trees. The experience is personal because the estate itself has always been personal.

The Story Continues

Tatvani carries the depth of a place that has been cared for over many years.

Its story can be found in the grain of the teak, the shade of an old tree, the reflection of a pavilion across the water and the many small decisions that have allowed nature and architecture to exist comfortably together.

Now, as Tatvani begins a new chapter, it remains what it has always been: a private home in Chiang Rai, shaped by time, family and a lasting connection to the land.
